What services does rentLEVER offer?
rentLEVER is a full-service vacation rental management company. We handle every aspect of the rental process, from creating a professional listing to scheduling cleanings to following up with past guests. Once you list with rentLEVER, here’s a quick overview of what we do to ensure the highest level of homeowner and guest satisfaction:

  • Provide all online and offline marketing and advertising, using high-value photography and compelling, professionally-written descriptions crafted by our in-house expert copywriter. We list homes on HomeAway, VRBO, AirBnB, Flipkey, etc.
  • Interface with guests: answer inquiries, facilitate payment, and coordinate check-in, key transfer, check-out, and any periodic complaints
  • Perform regular walk-throughs and take care of all cleaning, housekeeping, and routine light maintenance
  • Handle all home-related emergencies
  • Create home instruction guides for incoming guests
  • Follow up with guests for reviews and feedback
  • Initiate payment to our owners on a per-rental basis no more than 72 business hours after guests check out
How does rentLEVER care for my home?
Our cleaning partners scour your house top-to-bottom after each guest visits--and, if you’d like, after you stay in your home. Not only do they do everything you’d expect from a top-notch cleaning company--clean the kitchen, scrub bathrooms, wash and vacuum floors, and so on--but they also go one step further to make sure your house is safe. Our cleaning partners ensure that windows and doors are secured, HVAC thermostats are adjusted, and grills and propane tanks are checked. Plus, they prepare for upcoming reservations by taking out the trash and changing and washing linens.

We conduct semi-annual deep cleans at the end of each high-occupancy season to protect against long-term damage and buildups. We keep an exhaustive inventory list of the items in your home and assist in replacing lost or broken items.

When it comes to necessary repairs, rentLEVER works with maintenance professionals to provide services up to $200. For all non-emergency repairs exceeding $200 in cost, we will still coordinate the service, and will acquire prior homeowner consent. rentLEVER works exclusively with service providers and maintenance professionals (including housekeepers, plumbers, electricians, handymen, etc.) who are bonded and insured.

How is rentLEVER different from traditional property managers?
With rentLEVER, vacation homeowners get the best return on their investment by paying only half the rate typically charged by other property management companies. Plus, we invest in each home by paying all marketing costs up front, so our clients are not only paying less, but they're also getting more.

One of rentLEVER’s core principles is accountability. We care for each and every home as if it were our own, and with our high-touch, “we’ll take care of it” approach, owners can rent their homes without any hassle. As an owner, you’ll have access to a personal login through which you can manage your rental calendar, block dates, view upcoming reservations, access statements and payout information, and more. And--as a technology company--we’re improving our owner experience each and every day, with plans to provide updates on renters, service providers, and more coming in the near future.

How much does rentLEVER cost?
rentLEVER’s pioneering use of technology makes the vacation rental process easier and more efficient, so we can pass on our cost savings to homeowners. While the average vacation rental manager charges commissions of 35% and greater, rentLEVER charges typically half that of other managers (and only a $500 one time startup fee), resulting in substantially more revenue for our homeowners.

How does rentLEVER determine rental rate?
rentLEVER calculates pricing for each property based on a highly intuitive algorithm that takes into account a variety of important factors, including:

  • Quantifiable home attributes
  • Localized and regionalized comparable home pricing
  • Historical pricing data
  • Seasonality
  • Near-real-time rates of demand for the surrounding market
These data points allow rentLEVER to optimize pricing in order to drive higher rates of occupancy, which will maximize rental revenue in the long run. And because the market isn’t static, neither are rentLEVER’s pricing matrices. In order to generate greater demand, rentLEVER’s platform is constantly adjusting pricing within a window that’s 15% of the base price. The precise formula is customized for each home.

What areas does rentLEVER currently serve?
rentLEVER currently operates in Lake Tahoe and Tuscany. We plan on expanding to other prominent vacation destinations soon.

How do I get started?
Simply fill out our "Learn More" form, and a rental expert will get back to you within 24 hours.


Where is my property listed?
We list your property on rentLEVER, Airbnb, HomeAway, Booking.com, Tripadvisor, and other listing sites to guarantee you the most reservations. We do an initial rental walkthrough with you to get all of the necessary information for your property.


What am I required to provide for my guests?
We require that you provide extra linens and towels for each bedroom and bathroom. For more information, please see our complete list of recommendations here.


Do I have to provide cleaning products?
No. rentLEVER’s cleaning partners will provide all cleaning products.


Do I need to sign a contract with you?
We never force you to sign a contract. All you have to do is fill out some paperwork with details about your home and pay a one-time initial sign-up fee.





How do I get paid?
We initiate payments via ACH within 72 business hours of guest checkout. ACH deposits usually take another 48 hours to go through to your bank account.


Do you require guests to pay a security deposit?
Yes, and we also provide the option for guests to purchase damage protection.





How do I get information about my property’s success?
All customers receive a personal owner login in rentLEVER’s proprietary platform which we have designed to keep you informed about your property. When you log in, you can view your property’s calendar, learn more about the reservations for your property, and see how much money you are making from each reservation.





How does my home get cleaned between reservations?
rentLEVER has a trusted network of cleaning companies who come in the day of check-out. We also handle seasonal deep cleans.


What happens if a guest damages my home?
We take property damage seriously. Our cleaning partners will walk through your home after each check-out to inspect damages. If damage is found, we will charge the guest and pursue legal action if necessary.


Does rentLEVER respond to guest inquiries?
Yes! We are committed to responding to all inquiries within a few hours. Through our advanced inbox, we handle all of our guest inquires for your property (or properties) in one centralized message center so no inquiry will go unanswered.


Can I still use my home whenever I want?
One of the perks of being a rentLEVER homeowner is that you have direct access to your calendar to block off any dates, as long as there is not an existing reservation for a guest.


Do I need to provide WiFi?
Most guests expect WiFi so we encourage homeowners to provide it. However, it is not required.


Do you take professional photos of my home?
Yes. We work with professional photographers to take photos of your home as part of your onboarding process.


Do I have to allow pets? Smoking?
You do not have to allow pets or smoking, and you can completely ban them if you’d like--especially if you have allergies. In fact, we generally recommend that you not allow smoking. We've found that it can be a sore point for guests, even if it’s been several weeks since someone smoked in the house.
